hey this is rick terry your main real
estate guide i'm standing on location on
my newest listing here in the town of
prentice maine i'm on the banks of the
mata goodis stream
mata goudas
is a long meandering trout stream it's
actually if i if memory serves and
that is getting fuzzy with age here but
if memory serves correctly this is where
i are on this body of water on the
matagoutis with a couple of high school
friends was where i caught my first
brook trout on a fly
so this is uh
this is a great trout fishery uh the
mataguda stream
and the reason it's in the background is
uh what's coming to market is a
20 plus a minus acre parcel of land with
about 2 200 feet of frontage on the
matagouta stream
with a camp
that is about 1250 plus a minus square
feet that is
accessible from a public road
it has power it's got a dug well septic
system
and uh it needs some work uh don't get
me wrong it needs it needs a little work
we're gonna check it all out here in a
bit but it's coming to market at 99 000
so if you're looking for
a camp that you could live in year round
if you wish on a trout stream a very
good trout stream at that

going to check it out it's um the this
homeowner the person selling the
property is in the process of cleaning
it up
he had a tendon in here that kind of
left it in disarray but we're picking it
up so we're a little a little ahead of
the curve it's not quite ready for
market yet but we're gonna check it all
out show you the good the bad the ugly
but uh it's 1250 plus amount of square
feet well septic
2200 feet of frontage on matagudis which
is a very very good trout stream so
let's check it out
so as you can see the matagoutus
in this section and many sections of it
is quite wide
it's a it's a
for the most part it's a slow meandering
deep
uh body water
that that holds trout year round
this is a
spring runoff right now and the water is
still a little high
but the trout is starting to bite
and uh
this is a
great opportunity to to get out here and
and check to check this out
uh in the
heat of the summer
the matagot is i've never seen it go dry
it uh
again it's very deep meandering it
drains a
large area of
the surrounding
townships
of springfield apprentice and webster
and it's a tributary to the meadowmake
river
and i've canoed a lot of it and it's a
it's a nice paddle so let's uh
let's check out the rest of the property
so as you can see up on the hill
is the structure
and you get a nice
long lawn
and a beautiful view
from the home
of this deep pool
on the matagotas
and
over the years
there's been many a brook trout pulled
from these waters right here and there's
many more left to
left to be
teased with a fly
check out that
that nice wide pool
in the home sitting up there
so let's head up and get a closer look
of the exterior and interior of the home
so the property is year-round accessible
off of route 170 here in the town
apprentice
route 170 is a paved road
so you get year-round access
the
township apprentice is an unorganized
territory in in the state of maine
and that it means
very low property taxes
so instead of paying
close to
25 or 30 dollars per thousand evaluation
in an unorganized territory you pay
closer to seven
so this is the main
structure here
it started out

it does have a couple of different
sources of heat
primary would be a wood stove
the wood stove
uses this chimney
of masonry construction and it is lined
the windows are
mostly intact but they they could use
some attention
this door was damaged by the last tenant
but there's a replacement door on the
inside it just has not been installed
it's but it will see it when we get
inside
from the
there's a big deck that uh with sliding
windows
that you can uh look out over
over matagudis
and there's another
shot from here from
mataguda's stream
there is a
shed
for storage of canoes or
atvs or whatnot
shed could use use a roof
a metal roof probably would be the
easiest thing to do or put shingles to
it again
the main main house has metal i don't
know if you could see that yeah but
that's got a metal roof that was
recently done
but the shed shed could use
some attention
but you can always use a place for
storage and it's in pretty pretty decent
shape so let's take a gander at the
interior of the structure so you enter
into an area i would call it the mud
room
and here's the main entry door
and then we'll turn to the left first
and this is uh this is the the newer
section that's up two by six
construction
as i mentioned there is a replacement
exterior door here it just has not been
installed but it is here
there is a wood stove and this is a
combination
wood or coal uh you can burn either
depending on how you uh there's a
special grate that you put in there i
guess
but it'll burn both coal or
firewood
it's got laminate
flooring
get a little
guest bedroom here on the first floor
oh the match
and this is the older section of the
structure of two by four construction
and it's all v match as well
this be the kitchen area
you can live here year round it is more
campy than homey but you can live here
year round and
the person that is selling it uh did for
several years and then he used it as a
rental for
for since that time and his tenants
stayed here year round so it
can
make this a primary residence if you
wish
gas stove for cooking
microwave
kitchen sink
bathroom's a little rough
linoleum needs to be replaced but you
get a
tub shower combo
there's your hot water tank it's right
here
toilet
it is all plumbed for a washer and dryer
and you can see the
floor needs to come up so
property needs some work
but if you want to put some sweat equity
you could have quite a place
price is right 99 000 is 20 plus or
minus acres 2200 feet of frontage on
matagota's stream
in a camp home that you can live at
year-round and access year-round
master bedrooms up your stairs
the sliding glass window
goes out onto a deck
deck has a couple boards that need to be
replaced and the
sliding glass doors
is beat up a bit too that could stand to
be replaced
big beams
cathedral ceiling if you like wood
there's plenty of it here
closet area
the space
this landing area here at the top of the
stairs
is directly above the bathroom
downstairs so a person could put a half
bath here if they wanted to they could
wall this off and
and
put a half bath so you'd have a
bathroom right off the
master
other sources of heat there is an old
miller gun furnace
at this far end of the kitchen area
that is not currently hooked up you can
see the pipe is not
hooked up but as far as the owner knows
it did work until they stopped using it
you'd want to have it serviced and
checked over before you tried to fire it
up
but just a milligan furnace you'd want
to burn kerosene
in that
and that is duct there's ductwork that
goes under the crawl space
and you have a heat vent
here
as well as one in the bathroom
those are
your vents
and then at the far end here in the same
room as the wood stove
is this empire propane
furnace that has not been used in a
couple of years but
it is here as well so you get choices of
what what you want to do
if i was living here i'd burn wood
so if you're in a market for a rustic
country home in a quiet rural setting in
a low tax community on a trout stream
you want to take a look at 1502
park street here in prentiss maine we've
got over 1200 square feet of living
space
on
on 20 acres
with about 2 200 feet of frontage on the
mataguja stream
coming to market at 99 000. now the
house does need some work so you want to
bring your tool belt with you uh but uh
in between
uh doing some updates that uh uh that
you you want to have happen in the house
to personalize it for yourself
you can come out and cast a fly as i'm
gonna do right now here on this
beautiful trout
pool and in front of the front of the
property i don't know that i'll catch
anything right at the moment here
because it's uh hot the sun is high in
the sky it's usually better fishing
early in the morning or in the evening
when there's a typically uh as the water
is warm a little bit in the summer
there'll be a dry fly hatch and that's
probably a better more opportune time to
fish but
